MK3 Roadster - fuel leaking out of the gas tank

Hi:

I build my MK3 roadster in 2009. Last year my car developed a leak coming from the rubber seal. I replaced it with a brand new seal. This is a Ford gas tank, but Ford hasn't been too helpful.
Did anyone have an issue with the seal? Does anyone have a suggestion on how to fix this issue?

Is it coming from the top or the side? If the top, from the fuel sender or the pickup?

Those rubber band-type gaskets can't be twisted...

The seal for the filler pipe?
Perhaps there is some pressure causing the pipe to sit at an angle, as it passes through the seal, and it's finally lost it's resilience to keep a tight seal. Those stiffer rubber filler hoses, could cause that.
